Full-Lifecycle Owner Representation
Most homeowners enter a custom build or major remodel relying on their contractor to protect their interests. Patterson Ownerside changes that equation. I work exclusively for the owner, managing every phase of the project so your investment is protected, your costs are controlled, and your team is accountable from day one.
Pre-Construction
Before a single dollar is spent on construction, I help owners make the decisions that shape the entire project. This includes property search and site evaluation — assessing utilities, access, geotech, and building limitations — as well as realtor coordination, architect and general contractor selection, and contract negotiation. My goal at this stage is to ensure you're building on the right site, with the right team, at the right price.
Construction
During the build, I serve as the owner's daily presence on the project. I manage budget and schedule, coordinate subcontractors and vendors, conduct on-site QA/QC with photo documentation, and review every change order before it's approved. I source products and make design recommendations that reduce cost without sacrificing quality — decisions that collectively save owners more than my fee.
Closeout
I manage punch lists, final inspections, warranty tracking, and permit closeout to ensure the project is finished right and on schedule.
